The dominant pattern we see: builder-grade fixtures and water heaters installed between 1995 and 2008 are either already failing or getting close. A 2000-era 50-gallon water heater in a Fulton Ranch home isn't something you repair — it's past its rated life and the risk of a tank failure is real. We have this conversation regularly. We don't push replacement when repair makes sense, but we don't pretend a 22-year-old water heater is a reliable appliance either.
Ocotillo is its own category. The waterfront communities along Ocotillo Road — Lago Estancia, Ocotillo Bay, the Carino Estates neighborhoods — have more complex plumbing than standard tract construction. Multi-zone irrigation systems, recirculating hot water loops, whole-home filtration, high-end fixture brands. When something goes wrong in these homes, the diagnosis requires someone who's worked on this level of plumbing before. We have.
Slab-on-grade construction throughout Chandler means PVC drain lines with long horizontal runs under concrete. Unlike two-story homes where drain slope is easy to achieve, single-story slab homes sometimes have sections with marginal slope — enough to pass inspection in 1998, not enough to self-clean reliably over 25 years. The result is recurring slow drains that snaking clears temporarily but doesn't fix. Hydro-jetting and occasionally camera inspection to check for bellied sections is the real solution.
Downtown Chandler — the revitalized area around Arizona Avenue, the restaurants and mixed-use buildings that have come up over the last decade — is a different challenge. Older commercial buildings converted to restaurants and retail have plumbing that dates to the 1960s and 1970s. Cast iron drain lines, galvanized supply lines, undersized utility infrastructure. We do commercial and mixed-use work as well as residential.
