Tempe is one of the most densely populated cities in Arizona, and unlike the master-planned communities that define Gilbert or the luxury enclaves of North Scottsdale, Tempe has a built environment that spans generations. It grew up organically around Arizona State University and the agricultural grid that preceded it, and a lot of that growth happened fast, with housing built to a standard that made sense in 1962 and has been showing its age since around 1990.
The most common issue we see in Tempe homeowner calls is galvanized supply pipe. Galvanized steel was the standard material before copper became dominant in the mid-1960s, and homes built in Tempe between roughly 1945 and 1965 often still have original galvanized supply lines — or sections of them that were never replaced. Galvanized corrodes internally, building up iron oxide deposits that narrow the effective diameter of the pipe over decades. By the time a homeowner notices the problem — rust-colored water from the tap, mysteriously low pressure at the showerhead, a pipe that's started weeping — the interior of the pipe looks almost nothing like it did when it was installed. Patching a section of heavily corroded galvanized is almost never the right call. We'll tell you that honestly.
Tempe's rental market creates a different category of plumbing problem. The high tenant turnover near ASU, combined with deferred maintenance in older rental stock, means drain lines that have accumulated years of grease, hair, and debris without a proper cleanout.
